i. Auto Mart Dealership; Vicinity of 745 Forest Avenue; Stephen Mardigan, Applicant. The Applicant is proposing to construct an automobile dealership at 745 Forest Avenue. This project will also be reviewed for conditional use in the B-2 zone and as a site plan. (4:30- 5:30 PM- estimated time, subject to change)

ii. The Bay House Amended Plan; Vicinity of 112 Newbury Street; Village at Ocean Gate, LLC., Applicant. The applicant is proposing is proposing to amend the approved Phase I Subdivision and Site Plan for the Village at Ocean Gate, now The Bay House, by adding 1,602 sq. ft. of land to Phase I, reducing the number of residential units to 82, modifying the parking plan and commercial space and revising exterior materials. i. Diamond Cove Conditional ZOne Amendment; Vicinity of Great Diamond Island; The Inn at Diamond Cove, Applicant. The Portland Planning Board voted unanimously to table this item to the June 10th Meeting at 7:00 PM

ii. R-5 Text Amendments, City of Portland, Applicant.

The Portland Planning Board voted unanimously 5-0 (hall, Odokara absent) to recommend the alternate amendments to the City Council subject to the condition that the proposed "carriage house" provision be deleted.

iii. Westgate Shopping Center; Vicinity of 1354-1422 Congress Street; Charter Realty & Development, Applicant. The Portland Planning Board voted unanimously 5-0 (Hall, Odokara absent) to approve the conditional use subject to 3 conditions of approval. The Board voted unanimously 5-0 (Hall, Odokara absent) to waive the underground utilities to lot 1 and partial waiver of lighting on lot 1. The Board voted 5-0 (Hall, Odokara absent) to grant the Traffic Movement Permit subject to 1 condition of approval. The Board voted 4-1 (Hall, Odokara absent, Silk opposed) to approve the subdivision subject to 1 condition of approval. The Board voted 4-1 (Hall, Odokara absent, Silk opposed) to approve the Site Plan subject to 6 conditions of approval.

iii. Portland Museum of Art Parking Lot; Vicinity of 87 Spring Street; Portland Museum of Art, Applicant.

The Planning Board voted unanimously 5-0 (Hall, Odokara absent) to grant a waiver of lighting standards for tree lights. The Board voted unanimously 5-0 (Hall, Odokara absent) to approve the site plan subject to 5 conditions of approval. The Board voted 5-0 (Hall, Odokara absent) to approve the conditional use subject to 2 conditions of approval.

UNFINISHED BUSINESS

Diamond Cove Conditional Zone Amendment, Vicinity of Great Diamond Island; The Inn at Diamond Cove, Applicant.The applicant has requested that this item be tabled. An amendment to the existing IR-3 conditional zone for Diamond Cove on Great Diamond Island is proposed to allow up to 22 residential hotel condominium units in the Double Barracks building (building 46) and a lesser number of units in the hospital (building 19) and to allow a swimming pool and a food services building is proposed behind the Double Barracks in an area originally designated as open space.

ii. Request for Reconsideration of the Parking Layout of the Westgate Shopping Center Site Plan; Vicinity of 1354-1422 Congress Street. The Portland Planning Board may consider a request for reconsideration of the Parking Lot layout for the Westgate Shopping Center Site Plan that was approved on May 27, 2008. (7:00- 7:30 PM- estimated time, subject to change)

ii. Bicycle Parking Technical Standards; City of Portland, Applicant. The Planning Division is requesting the Planning Board's review and approval of Technical and Design Standards for bicycle parking for inclusion in the City of Portland Technical and Design Standards and Guidelines. (8:30- estimated time, subject to change)
