| 1. | WORKSHOP - 3:30 P.M. i. Metal Recycling Facility. A site plan application is proposed for a metal recycling facility on a 12.9 acre parcel with 18,800 sq. ft. building. Vicinity of 568 Riverside Street; Prolerized New England Company, Applicant. (3:30 - 4:30 p.m. – estimated time, subject to change). ii. An Amendment to a Conditional Zoning Agreement for the Village at Oceangate is proposed to allow the following revisions: 1) adding 1,600 square feet of land to Phase I; 2) increasing the residential units from 84 to 92 in Phase I; 3) modifying the parking plan; 4) reducing the commercial space floor area, and 5) modifying the community contribution; Vicinity of Newbury Street; The Village at Ocean Gate, LLC., Applicant. REPORT OF ATTENDANCE AT THE PREVIOUS MEETING, HELD ON: March 11th, 2008 Workshop: All members were present. March 11th, 2008 Public Hearing: All members were present. 4. REPORT OF DECISIONS AT THE PREVIOUS MEETING, HELD ON MARCH 11TH, 2008. i. An Amendment to Mercy Hospital’s Phase 1 site plan approval to reuse and refurbish the existing 5,500 sq. ft. maintenance building on the southern part of the site for storage of maintenance materials and equipment; Vicinity of 201 Fore River Parkway; Mercy Hospital, Applicant. The Board voted unanimously (7-0) to approve the amendment to the Mercy Hospital site plan subject to three conditions of approval. The Board voted unanimously (7-0) to limit the snow storage area adjacent to the Fore River to ensure public access. 5. NEW BUSINESS i. Zoning Map Amendment from B-1b Business to R-7 Residential Overlay Zone to allow for the development of five attached row houses; Vicinity of 192 and 202 Washington Avenue; Ron Gan, Applicant. (7:00 - 8:00 p.m. - estimated time, subject to change) ii. Maine Medical Center Alternative Transportation/Travel Demand Management Plan (TDM). A plan to provide incentives for employees to use alternative transportation to meet a condition of site plan approval. (8:00 to 9:00 p.m. – estimated time, subject to change) iii. B-7 Design Standards, Proposed B-7 urban design standards to be added to Portland’s Planning and Development Design Manual.
