| 1. | WORKSHOP - 3:30 p.m. i. R-5 Zoning Amendments; City of Portland, Applicant. (3:30 p.m. – estimated time, subject to change) The Planning Board will hold a second workshop to consider proposed zoning text amendements to the Residential R-5 zone and a text amendment to the Site Plan Ordinance. The proposed amendments would allow single family homes to be built on small lots and in carriage houses and allow multiplex housing (3 units or more) on lots with a minimum of 3,000 sq. ft. per unit. |

December 11, 2007 Public Hearing: Patterson, Tevanian, Freund, Hall, Lowry, Odokara present; Silk absent. ANNOUNCEMENT OF DECISIONS AT THE PREVIOUS MEETING, HELD ON DECEMBER 11, 2007. i. Unfinished Business: Request for reconsideration of Eastman Industries Office Building/Warehouse; 410 Riverside Street. The Board voted 5-0 (Hall abstained and Silk absent) to reconsider this item. The item was tabled to the February 26, 2008 Planning Board meeting at 7:00 p.m. ii. New Business: Election of Officers The Board voted unanimously 6-0 (Silk absent) to elect Janice Tevanian, Chair and David Silk, Vice Chair. NEW BUSINESS i. Morning Star Lane Subdivision; Vicinity of Summit Street; Morningstar Real Estate Trust, Applicant. (7:00 to 8:00 p.m. – estimated time, subject to change) The Board will hold a public hearing to consider a proposal by Morningstar Real Estate Trust to create 10 single- family residential building lots and construct an access drive (Morning Star Lane) approx. 700 feet long. The subject site is a 5.68 acre wooded parcel bounded by Summit St., Grace Baptist Church and the Fieldstone/Greenfield Acres II Subdivisions. ii. Office/Studio Space; Vicinity of 5 South Street; Stephen Blatt Architects, Applicant. (8:00 to 9:00 p.m. – estimated time, subject to change) The Board will hold a public hearing to consider a proposal by Stephen Blatt Architects who are proposing a change of use, renovation and building addition for office-studio space for Stephen Blatt Architects at 5 South Street. iii. Industrial I-L Zoning Text Amendment; Vicinity of 215-237 Read Street; JB Brown & Sons, Applicant. (9:00 to 9:30 p.m. – estimated time, subject to change) This item is being tabled to the January 22, 2008 Planning Board meeting. iv. Bicycle amendments and Technical Standards; City of Portland, Applicant. (9:30 to 10:00 p.m. – estimated time, subject to change) The Board will consider proposed text amendments to the zoning and site plan ordinances as well as the technical standards for site plan requirements to provide bicycle parking spaces and racks. NOTE: It is possible that the Board will not reach all of the items prior to adjournment. Any items not reached will be rescheduled to appear on the subsequent agenda with items appearing early on the agenda as unfinished business. |
