| 1. | AFTERNOON PUBLIC HEARING – 3:30 p.m. i. Appeal of Planning Authority Determination, Mr. Ted Haykal, Appellant. (3:30 – 4:30 p.m. – estimated time) The Planning Board will hold a public hearing on Ted Haykal’s appeal of the Planning Authority’s November 30, 2011determination that stated Mr. Haykal’s appeal was not within the authority of the Planning Board to consider and thus, is not timely. WORKSHOP – (Immediately following the afternoon Public Hearing) i. Eastern Cemetery Master Plan, Department of Public Services and Spirit’s Alive, Applicants. (4:30 – estimated time). The Planning Board will consider the Eastern Cemetery Master Plan, which is proposed as an element of Portland’s Comprehensive Plan. The Applicants are the Dept. of Public Services and Spirits Alice. The proposed master plan provides goals and objectives for maintenance and preservation of the Eastern Cemetery, which is a designated Historic Cemetery, and will guide future operating and capital budget requests. PUBLIC HEARING – 7:00 p.m. i. Conditional Use Review; Car Dealership; 710 Forest Avenue, Mr. Jabbar Essa, Applicant. (7:00 -7:45 p.m. – estimated time) The Portland Planning Board will hold a public hearing on the request for a conditional use permit and site plan approval for a used car dealership at 710 Forest Avenue. The dealership proposes to lease 2,000 square feet of the existing building fronting on Saunders Street and to reconfigure the existing adjacent parking area for seven (7) display vehicle spaces and five (5) parking spaces for two employees and customers. The proposed hours of operation are from 8 to 5, Monday through Saturday. EVENING WORKSHOP – (Immediately following the evening Public Hearing) i. Conditional Rezoning; 26-32 Thomas Street (Williston West Church and Parish Hall); 32 Thomas Street LLC c/o Majella Global Tech., Applicant. (7:45 p.m. – estimated time). The Portland Planning Board will hold a workshop to consider a Conditional Rezoning of the Williston West Church and Parish Hall by 32 Thomas Street LLC, which is proposed in order to allow first floor office space, a first floor accessory dwelling unit, and an upper floor family residence in the Parish Hall, and for restoration and use of the Church sanctuary as a community hall for limited community uses.
