1. WORKSHOP- 3:30 p.m.

i. The Forefront at Thompson’s Point, 1 Thompson’s Point, The Thompson’s Point Development Company, Applicant. (3:30 – 5:30 p.m. - estimated time subject to change) The Planning Board will hold a workshop to consider a two-phased proposal to develop the 30 acre site at Thompson’s Point. Phase I includes an event center, concert facility, hotel, sports medicine and fitness facility, 700 car parking garage, restaurant, two (2) office buildings and associated surface parking. Phase 2 includes two (2) additional buildings with 146,000 sf. The proposal will be reviewed as a Level III site plan, subdivision, storm water permit, and site location of development review.


PUBLIC HEARING – 6:30 p.m. [PLEASE NOTE CHANGE IN TIME]

i. Canal Plaza Conditional Rezoning; One Canal Plaza; Tim Soley, East Brown Cow Management, Applicant. (6:30 – 7:30 p.m. – estimated time subject to change) The Planning Board will hold a public hearing to consider a proposal by Tim Soley of East Brown Cow Management Inc. to rezone the Canal Plaza complex (vicinity of Middle and Union Streets) to a conditional zone. The site is zoned B-3 and includes the Downtown Height Overlay Map which would be amended for this property. The total area of the site is 3.58 acres and includes 3 office buildings, a plaza, surface parking and a parking garage on Fore Street. The Planning Board will make a recommendation to City Council.

ii. Appeal of 25 and 27 Dakota Street, Level I Minor Residential Site Plans, Diversified Properties, Inc., Applicant. First Appellant: Sue Ann Nolan, 135 Maine Avenue, Portland ; Second Appellant: Theresa E. Geissler, 12117 Sandy Court, Herndon, VA owning Tax Assessor lots 406-H-17 and 407-H-28 (7:30 p.m. – estimated time, subject to change) The Planning Board will hold a public hearing to consider two appeals of administrative approvals with conditions regarding two Level I Minor Residential applications for two single family homes off Dakota Street. The Planning Board will review the proposals as new applications.
