4. REPORT OF DECISIONS AT THE PREVIOUS MEETING HELD ON MAY 17, 2011:

i. Martins Point Office Building; 901 Washington Avenue; JB Brown & Sons, Applicant. The Planning Board voted 5-0 (Hall recused, Patterson absent) to grant eh waiver of technical standard 5.3.4.E (flooding); voted 5-0 (Hall recused, Patterson absent) to grant the waiver of technical standard 5.3.4.D (Urban Impaired Stream) subject to a contribution of $5,136.00; voted 5-9 (Hall recused, Patterson absent) to approve the stormwater permit; and voted 4-1 (Lewis opposed; Hall recused and Patterson absent) to approve the site plan subject to 8 conditions of approval.

ii. Technical Manual Updates and Text Amendments to Article II, Planning Board, Article IV, Subdivision, and Article V, Site Plan of the Land Use Code. The Planning Board voted unanimously 6-0 (Patterson absent) to recommend the amendment to the City Council and voted 6-0 (Patterson absent) to adopt the revisions to the Technical Manual.

5. NEW BUSINESS

i. Amended Conditional Rezoning Agreement; 112 Newbury Street; The Village at OceanGate, LLC., Applicant. (7:00 – 8:00 p.m. – estimated time subject to change.) The Portland Planning Board will hold a public hearing to consider a request by The Village at Ocean Gate LLC. To extend the expiration date from June 2, 2011 to September 22, 2012 for the site plan and conditional rezoning agreement for the Bay House at 112 Newbury Street.

ii. B-1/B-1b Text Amendments for On-Peninsula Zones, City of Portland, Applicant. (8:00 p.m. – estimated time subject to change.) The Portland Planning board will hold a public hearing on proposed zoning text revisions to increase the allowable residential density within the on-peninsula b-1 and B-1b zones.
