WORKSHOP – 3:30 p.m.

i. 127 York Street; 7 Residential Units (Harborview Townhouses) with a 19 space Parking Lot; Redfern Properties, Applicant. (3:30 - 4:30 p.m. - estimated time, subject to change.) The Planning Board will consider a Level III site plan and subdivision for a new building with 7 residential units and a parking lot with 19 vehicle spaces at 127 York Street. The existing 12 unit brick building will be retained and the site is in the R-6 zone.

ii. B-1/B-1-b Text Amendments for On-Peninsula Zones, City of Portland, Applicant. (4:30 to 5:15 p.m. - estimated time subject to change.) The Portland Planning Board will hold a workshop on proposed zoning text revisions to increase the allowable residential density within the on-peninsula B-1 and B-1b zones.

iii. Six-Month Review of the Site Plan Ordinance, City of Portland, Applicant. (5:15-6:00 p.m. – estimated time, subject to change.) The Planning Board will review text amendments to the Land Use Code and site plan ordinance that address noticing provisions, applicable reviews for Level I minor residential, applicable standards for Level I reviews, and update of submission requirements.

4. REPORT OF DECISIONS AT THE FOLLOWING PREVIOUS MEETING HELD ON MARCH 8, 2011:

i. B-7 Text and Height Zoning Amendment; City of Portland, Applicant. The Planning Board voted unanimously 6-0 (Morrissette absent) to recommend the proposed amendments to the City Council.

5. NEW BUSINESS (7:00 p.m.)

i. 901 Washington Avenue; 18,000 sq. ft. Office Building; JB Brown, Applicant. At the request of the applicant, this item will be tabled to May 10, 2011 at 7:00 p.m.
