REPORT OF ATTENDANCE AT THE PREVIOUS MEETING HELD ON FEBRUARY 8, 2011 Workshop: Lewis, Morrissette, Lowry, and Silk present; Patterson, Tevanian and Hall absent. Public Hearing: Lewis, Morrissette, Lowry, and Silk present; Patterson, Tevanian and Hall absent. 4. REPORT OF DECISIONS AT THE PREVIOUS MEETING HELD ON FEBRUARY 8, 2011 i. Children’s Hospital Development, Site Plan and Subdivision; Vicinity of 66-68 High Street; Children’s Hospital Housing Partners LP, Applicant. - The Board voted unanimously 4-0 (Hall, Patterson and Tevanian absent) to approve waivers i, ii, iii, iv and vii; - voted unanimously 4-0 (Hall, Patterson and Tevanian absent) to waive item v. regarding the proximity of the High Street curb cut to Danforth Street; - voted unanimously 4-0 (Hall, Patterson and Tevanian absent) to approve this item for Site Plan and Subdivision subject to six (6) conditions of approval and the finding that 14 on-site parking spaces constitute the parking requirement for this development. ii. International Marine Terminal; 468 Commercial Street; Maine Department of Transportation (MDOT), Applicant. The Board voted 4-0 (Hall, Patterson and Tevanian absent) to table this item to the February 22, 2011 meeting at 7:00 p.m. iii. Text Amendment to allow Neighborhood Centers in IL Zones, and as Conditional Use as Place of Assembly in Residential Zones, and associated amendments; City of Portland, Applicant. The Board voted unanimously 4-0 (Hall, Patterson and Tevanian absent) to recommend the proposed zoning amendments to the City Council. 5. UNFINISHED BUSINESS (7:00 p.m.) i. International Marine Terminal; 468 Commercial Street; Maine Department of Transportation (MDOT), Applicant. (7:00 p.m. –8:00 p.m., estimated time subject to change.) The Planning Board will hold a public hearing to consider a Level III Site Plan by the Maine Department of Transportation (MDOT) at the International Marine Terminal. The proposal includes removing portions of existing structures, constructing a 3,300 sq. ft. administrative building, a 5,000 sq. ft. pier expansion, lighting and upgrades to the paving, grading and utilities. 6. NEW BUSINESS i. Pearl Place Phase II; 184 Pearl Street; Avesta Housing, Applicant. (8:00 p.m., - estimated time subject to change.) The Portland Planning Board will hold a public hearing to consider the subdivision/site plan by Avesta Housing for a total of 54 apartments in two buildings at 184 Pearl Street. The units are proposed affordable housing with a mix of one, two and three bedroom units in the B-7 zone.
