1. WORKSHOP–3:30 p.m.
i.
Hostels, Zoning Text Amendment (3:30-4:30 p.m.–estimated time subject to change.) The Portland Planning Board will hold a workshop to consider a Zoning Text Amendment to establish hostels as a defined use wthin the Land Use Ordinance. This will be the second workshop.

ii.
B-7 Zoning Amendments; Parking and Minimum Height Amendments; (4:30-5:30 p.m.-estimated time subject to change.) The Portland Planning Board will hold a workshop to consider various amendments to the B-7 Zone, including revisions to surface parking, minimum building height and vertical expansion of existing buildings, exceeding the maximum street setback.

4. REPORT OF DECISIONS AT THE PREVIOUS MEETING HELD ON OCTOBER, 12, 2010


i.
Peaks Island Site Plan Appeal; Clifton Peter Rose and Alicia Kershaw, Applicant. The Planning Board voted unanimously (6-0, Patterson abstaining) to approve the new site plan subject to six (6) conditions of approval and voted unanimously (6-0, Patterson abstaining) to table the appeal indefinitely as it was made moot by the prior site plan approval.

ii.
Three lot subdivision; 18 Luther Street, Peaks Island, HOMESTART, Applicant. The Planning Board voted unanimously (6-0, Lewis absent) to grant the waiver of curb and sidewalk;
- voted unanimously (3-3, Lewis absent; Patterson, Silk and Lowry opposed) on a motion to grant the waiver of underground utilities, therefore the waiver motion failed;
- voted unanimously (6-0, Lewis absent) to grant the driveway spacing standard; and
- voted unanimously (6-0, Lewis absent) to approve the subdivision subject to one (1) condition of approval.

iii.
Community Garden Stand Zoning Text Amendment; City of Portland, Applicant. The Planning Board voted unanimously (6-0, Lewis absent) to recommend the amendment to the City Council subject to four (4) amendments.

5. NEW BUSINESS

i.
2 lot and 3 unit subdivision and Site Plan; 208-212 Hicks Street, Diversified Properties Inc, Applicant. (5:30p.m.-6:30p.m.-estimated time subject to change.) The Portland Planning Board will hold a public hearing to consider a plan by Diversified Properties Inc. to create 2 lots and construct a 3 unit multiplex on the second lot at 208-212 Hicks Street. The project will be reviewed for compliance with the subdivision and site plan ordinances of the Land Use Ordinance.
