| 1. | WORKSHOP – 3:30 p.m. i. B-1 Map Amendment; Vicinity of 801 Washington Avenue; Cumberland Farms, Inc., Applicant. (3:30 – 4:15 p.m. – estimated time, subject to change). The Portland Planning Board will consider an amendment from R3 zone to B1 zone at 801 Washington Avenue. The amendment relates to small lot adjacent to the existing Cumberland Farms at this address to allow for expansion of the existing building. ii. R-P Map Amendment; Vicinity of 1326 Washington Avenue; J. David Pirone, Applicant. (4:15 – 5:00 p.m. estimated time, subject to change.) The Planning Board will consider a zone change from R-5 (Residence) to R-P (Residence Professional) zone. The lot is located on Washington Ave. between Maplewood and Forbes St. and has an existing single-family structure. iii. Housing Replacement Ordinance Amendments; City of Portland, Applicant (5:00 - 5:30 p.m. estimated time, subject to change) The Planning Board will consider amendments drafted by the Housing Committee to update the ordinance and limit the applicability of these requirements in business zones. EVENING PUBLIC HEARING – 5:30 p.m. Unfinished Business i. Conditional Rezoning; Vicinity of 18 Luther Street, Peaks Island; Homestart Affordable Housing, Applicant. (5:30 p.m. estimated time, subject to change) The Board will hold a public hearing to consider a proposal for the conditional rezoning of IR-2 by Homestart Affordable Housing to allow the development of 2 new single-family affordable housing units on Peaks Island. Break for Dinner Unfinished Business Continued – 7:30 p.m. ii. Amendments to the Site Plan Ordinance, Land Use Code, Technical Manual and Design Manual; City of Portland, Applicant. (7:30 p.m. - estimated time, subject to change) The Board will consider a comprehensive set of amendments to the Site Plan Ordinance that update the types of site plan review, procedures and review standards. The Technical Manual and the Design Manual are updated to correspond with proposed site plan ordinance changes. Amendments to the Land Use Code are proposed to update cross-references. EVENING WORKSHOP – After unfinished business iii. Waterfront Central Zone and Policy Evaluation; 11 Private Pier Owners, Applicants. The Portland Planning Board will hold a workshop on proposed text amendments and possible policy changes for the Waterfront Central Zone WCZ.) The workshop will concentrate on the presentation of results from a public forum held on March 3, 2010 and the findings of a business and employment inventory for the WCZ.
