| 1. | WORKSHOP – 3:30 p.m. i. WCZ Text Amendment; Waterfront Central Zone (WCZ), Property Owners, Applicant. (3:30 – 4:30 p.m. estimated time, subject to change) The applicant is proposing to allow additional non-marine uses, to allow non-marine uses within 150 feet of Commercial Street, to revise parking requirements and other revisions within WCZ. At this workshop, the Planning Board will consider a process to evaluate the underlying policy of the zone. ii. B-2, B-2b and B-2c Text Amendment; City of Portland, Applicant. (4:30 – 5:30 p.m. estimated time, subject to change) The Board will consider proposed amendments to the B-2, B-2b and B-2c zones to increase residential density on peninsula and to clarify dimensional requirements. iii. B-7 Text Amendment; City of Portland, Applicant. (5:30 – 6:15 p.m. estimated time, subject to change) The Board will consider proposed amendments to the B-7 zone to provide more flexible provisions for surface parking and vertical expansion of buildings exceeding the maximum street setback. |

| 6. | REPORT OF DECISIONS AT THE PREVIOUS MEETING, HELD ON OCTOBER 27, 2009. i. Waynflete Overlay Zone; Vicinity of 360 Spring Street; Waynflete School, Applicant. The Portland Planning Board voted unanimously (7-0) to table this item to the December 8, 2009 meeting at 7:00pm. ii. Bayside Bowling Alley; Vicinity of 58 Alder Street; Bowl Portland, Applicant. - The Portland Planning Board voted unanimously 6-0 (Hall absent) to approve the conditional use with two conditions. - The Portland Planning Board voted 2-4 (Lowery, Tevanian Patterson and Silk opposed, Hall absent) on a vote to waive the requirement for street lights, therefore the motion failed. - The Portland Planning Board voted unanimously 6-0 (Hall absent) to approve the site plan with eight (8) conditions of approval. |
| 7. | NEW BUSINESS i. Conditional and Site Plan Review; Vicinity of 426 Forest Avenue; Town and Country Credit Union, Applicant. (7:00 – 7:45 p.m.) The applicant is proposing the reuse and redevelopment of the site from office use to a credit union with a drive-through window. ii. Text Amendment - Nonconformity – 14-388, City of Portland, Applicant. (7:45 – 8:30 p.m.) The applicant is proposing to repeal the non-conformity provision regarding area of dwelling.
