58 FORE STREET

To Residents and Property Owners: The Portland Planning Board will hold a workshop to consider a plan by Portland Foreside Development Company to consider a proposal for Phase 1 of 58 Fore Street, which includes 442,500 square feet of mixed-use development, the subdivision of the site into 9 development parcels, and various infrastructure, utility, and access improvements. The subject property is a 10-acre parcel zoned B-6 and EWPZ, a portion of which lies within the Shoreland Zone.. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov. The subject property is a 10,692 square foot parcel zoned B-2b Community Business and is subject to the City's Inclusionary Zoning for Hotels requirements.. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public.  Public Comments will be taken at this meeting. MUNJOY HILL HISTORIC DISTRICT

On November 20th, the Historic Preservation Board voted unanimously to recommend to the Planning Board and City Council the designation of a Munjoy Hill Historic District as shown on the accompanying map.  The Board also recommended individual landmark designation for several structures outside the district boundary which include 103 Congress St., 7 Lafayette St., 12 Montreal St., 51 Monument St., 21 Sheridan St. and 28 Waterville St. (also shown on the map).  Under the provisions of Portland’s historic preservation ordinance, all protections of the ordinance are now in effect until such time the City Council makes a final decision on the recommended designation.  In other words, historic preservation review is required for any proposed alteration, addition, demolition and/or new construction within the proposed district boundaries or affecting the individual structures recommended for landmark designation.

The next step in the review process is for the Planning Board to review the HP Board’s recommendation and forward its own recommendation to the Council.  A preliminary Planning Board workshop has been scheduled for Tuesday, December 102019, 4:30 p.m. (this item is the 3rd item on the 4:30 p.m. agenda), ROOM 24, BASEMENT LEVEL of City Hall.  A formal public hearing will follow on a date to be determined.  Written comments should be submitted to planningboard@portlandmaine.gov.  Memos and reports are posted on https://www.portlandmaine.gov/129/Agendas-Minutes by the end of business day on the Friday before the Planning Board meeting.  If you have any questions, please contact Deb Andrews, Historic Preservation Program Manager by phone at (207)874-8726 or dga@portlandmaine.gov  A larger version of the district map is available for review on the Planning Department’s webpage: go to https://www.portlandmaine.gov/2451/Munjoy-HIll-Historic-District .  The webpage also includes all staff reports to date, descriptions of every building within the proposed district and all written public comment.

275 PRESUMPSCOT STREET

To Residents and Property Owners: The Portland Planning Board will hold a workshop to consider a plan by Waldon Realty, LLC for the construction of a 34,000 square-foot vehicle storage facility at 275 Presumpscot Street. The subject property is a 77,420 square-foot site zoned I-M and is currently utilized as a gravel parking lot. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public Comments will be taken at this meeting. 1884 FOREST AVENUE

To Residents and Property Owners: The Portland Planning Board will hold a public hearing to consider a plan by John Chau to consider a proposal for a mixed-use development consisting of a convenience store, a gas station with 4 fueling islands, and a multi-tenant retail space at 1884 Forest Avenue. Two access drives are proposed at Forest Avenue with a third access at Riverton Drive. The 1.61 acre site is zoned B-2 Community Business and the proposal is subject to review under Portland's site plan standards, conditional use standards for auto related uses, and traffic movement permit.. Public Comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov.
