[ARCHIVED] 132 Marginal Way - New Development Review Project

To residents and property owners: Port Property Management (Tom Watson &Co.) have submitted a level III application for subdivision review and a conditional use application for the conversion of student housing to 192 dwelling units at 132 Marginal Way. The 100 four-bedroom student housing units will be converted into 90 smaller one-bedroom, 51 larger one-bedroom, and 10 four-bedroom units. Twenty workforce housing units are proposed and the existing retail units will remain on the first floor. Parking for 117 vehicles is proposed. The site is in the B-7 zone and is subject to review under Portland's subdivision and inclusionary zoning conditional use standards.  In accordance with the Portland Land Use Ordinance, notices of receipt of a Level III Site Plan application must be sent to property owners within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). You will be notified of future Planning Board meetings by receiving notices from the Planning Division prior to any workshops or public hearings.  A project and plan summary is available for viewing on the Citizen Self Service Portal (, by referencing Plan Number PL-000709-2019.
