1 Portland Square - New Development Review Project


To residents and property owners: North River IV, LLC, has submitted a Master Development Plan for the Portland Square properties located at 1 Portland Square. The 6.45 acre site is within the Downtown B-3 zone and is bound by Spring, Commercial, Center, Cotton and Cross Streets. Currently, the site has two mixed-use buildings with 260,000 sf of floor area at Portland Square One and Two. The remainder of the existing property has private parking for 542 vehicles. The proposed Master Plan is for a phased mixed-use development with the following uses and floor area: Offices, 548,127 sf (including existing uses); Retail space; 48,153 sf (including existing uses); Residential Units, 76 one and two-bedroom units; Hotel, 135 rooms; and Structured Parking, 1336 spaces (including existing parking at Portland Square Two). The Master Plan is subject to review under Portland's Site Plan Standards and the proposal will be reviewed under Maine's Traffic Movement Permit standards through the City's delegated authority. In accordance with the Portland Land Use Ordinance, notices of receipt of a Master Development Plan must be sent to property owners within 500 ft. of the subject property. You will be notified of future Planning Board meetings by receiving notices from the Planning Division prior to any workshops or public hearings.
